Gary Schnitkey • Individuals often desire to arrive at an average cash rent given a farm's inherent productivity. Herein, a method is presented for determining a 2017 benchmark rent based on that parcel's productivity index. Given the variability in rents, a parcel's actual cash rent can vary from the benchmark rent. Using the new interpretive index gives farmers, landowners, partners, and other WSS users the capacity to relate directly to the ability of soils, landscapes, and climates to foster crop productivity. Fluctuations in productivity caused by good or bad management and year-to-year variations in weather are not addressed. The NRCS productivity index (PI) model is a derived measure of soil productivity that gives a productivity value to the soil on a 0(worst)-100(best) rating scale. The Productivity Index model assumes that crop yield is a function of root development, which in turn is controlled by the soil environment. In Illinois, soil productivity ratings are determined by the optimal PI (productivity index) as outlined in Bulletin 811 and modified for slope and erosion. In Minnesota, soil productivity is measured by the CPI (crop productivity index), which ranges in value from 0 to 100 and supersedes the old crop equivalent ratings for that state.
